Looking for bits of advice like: "Oh Geez... if I only knew THEN what I know now."

Like make sure to get it inspected, be wary of companies that only move the headstones, etc.

Make sure your inspector knows how to look for structural defects both inside and outside. Make sure he actually pokes around in areas rather than just eyeballing. If need be, a reputable contractor can be a better home inspector than a lot of people who go by the title of "home inspector".

hmmm, little things in my humble opinion?

1. ignore little things that you can easily fix. don't ignore a great house that has an ugly puke green bedroom. :D

2. pay attention to things you think won't annoy you...but later on down the road would cost money once you figure out they REALLY bug you
example for that one - you and the guy friend go into the kitchen together and open cupboards and the fridge and stuff - cause if the kitchen set up bugs you after 5 minutes, imagine how it's gonna feel after a few years. :D  (I've hated two homes I've had cause of how it was impossible to get around the kitchen when the fridge or dishwasher door were open)

Next time I'm over at my parent's place I'll ask them for any tips they could give. They own several homes and rent them out.

One thing I know for sure is that you should note how the land around the house is shaped. For Vegas it's probably not as big of a concern but my step-brother had a lot of problems in his first house here because the yard sloped down towards his back door. Anytime it rained he had issues with flooding there.

i'd advise looking for a repossessed house (or whatever your supposed to call it). cost effective and logical for the times, and you might find something somewhere you wouldnt think to look otherwise.

You're going to want to look for a place with four walls and a roof. Less than 4 walls, and you may be buying a tent.

And I simply cannot stress the part about the roof enough.

edited for seriousness:

1) Make sure you get a buyer's agent who is looking out for your interests only, not the seller's

2) Get a pre-approved mortgage. Look at your finances so that you know what you can afford, and you know how far you can stretch to get that really nice place.

3) Go with your gut when looking at places. And don't be afraid to make snap decisions when viewing properties. Either you like it, or you don't. Also take notes, if you look at a lot of properties you'll never keep it all straight in your head.

4) I've heard that you can get good deals from short sales and repossessed properties, but it can be a bitch to get the bank to approve the sale.

Definitely get someone to check the house for you for defects and whatnot. But when looking yourself, things like newly painted cielings, especialyl udner bathrooms, could be a good indicator of a leak that's been masked with a fresh batch of paint.

Property layout is everything. Consider when areas will be getting sun (north-set porches suck, they get much less sun than those facing south). As mentioned, hills and slopes eman a ton. Water-flow can make or rbeak a property easy. If you find a hosue you like, come back a rainy day and see how the water behaves around it, it can save you a lot grief later on.

Talked to my parents today and all they said was to make sure you have the place inspected by someone that knows how to check for structural issues. That's already been mentioned so that input was fairly worthless.   :P

An addition to my rainy-day comment: go inside as well, go to the absement and attic, check windows, roof, walls for leaks or signs of becoming moist.

I didn't consider the slope (landscape) rainwater aspect, the Syl-bees suggestion about being bugged, and the non-seller agent.

And thanks for the reminder about other things. Just cuz I didn't mention your input doesn't mean I don't find it valuable. =)

Most of the basics were covered - slope flooding, inspections, etc. The slope thing alone caused me to walk away from a property we were considering last year.

But here's the biggie:

Neighbors...

Look at the neighbors. Make note of the condition of their properties and yards, see if there are renters in the area, etc. Check to see if anyone has three ATV's parked alongside the garage, etc. Now, I mention renters not because I have anything against them (most of us were renters at one time), but because rental properties in a residential neighborhood are usually a pain. You never know when three college buds are gonna split the rent and have parties every Sat night. If you are looking in a place where renters will be (like a townhouse development, etc), see if there's some kind of homeowner's association or rules against that sort of thing.

I've known plenty of people with bad neighbors - there is almost nothing worse. Now, you can't control who moves in after you, but you can control who you move next to. If you like to smoke weed on the back porch (I know you don't, Jen, but it's an example) don't move next door to a cop. :)

Thanks for the reminder. We didn't specifically mention renters (He and I) but we talked about making several trips during various times (for finalist houses) to make sure trains aren't passing though the area or to make sure wild parties aren't going on.

You're right about neighbors. I've had some bad ones ranging all the way from the relatively mild issue of animals pooping in my yard (slinging it back stops it) to parties every Welfare day. I want a place somewhat away from people. =)

Maybe it's too obviously, but distance to shopping and schools is something to note as well if you're planning to staying a long time.

I don't know about the US, but here it is possible to check a lot of things about a house before you buy. Like if the ground is polluted (asbestos, industrial pollution), how well the plot drains water (whether you should expect a flooded basement every fall), if those surveys have been made.

I'm glad my girlfriends dad is a building engineer.

Depending on the age of the house, you might have asbestos insulation.  While not really a problem unless it's disturbed, as the house settles and ages, it can become exposed and make for problems and expensive clean-up later on.  So don't let the presence of asbestos insulation deter you right away, but just make sure that the house passes a rigorous inspection if that's the case and that there aren't any areas where the insulation was never covered up to begin with (I.E. the garage, basement, attic, etc.)  You might pay less for the property that way.

Also, if the selling point of any house is "retro-60s charm" or "vintage vinyl flooring", make sure you know what they're talking about specifically.  (I'm pretty sure everyone in this commercial died horribly. (http://www.youtube.com/watch?v=9aLIc-lFXTQ&feature=player_embedded))

Edit: Also, if this scary, old minister shows up to welcome you to the neighborhood, just move out then and there and save yourself a lot of trouble.

Edit: I assume you're moving within the Vegas city limits, but the above rule also applies if you're moving to some secluded town where all the townsfolk start talking about throwing a party or a feast where you'll be the "guests of honor".  Keep an eye out for suspicious things like statues made of wicker, churches of unknown religious affiliation, and cornfields with entities living in them.  Also, if you think you see a clown looking at you from a storm gutter, see the above rule.

...thanks for recording Cory in the House for me. I hate missing that show but back to the house hunting.

We met with a realtor today and saw three houses.

The first one screamed trash. It would take three gate openings to get into the place. I'm sure he would love to pull in, stop, get out, open the gate, pull up, stop, get out, close the gate, pull in, stop, get out, open the gate, pull up, stop, get out, close the gate, pull in, stop, get out, open the gate, pull up, stop, get out, close the gate.

The walls were kicked in, beer cans were nailed to the roof and a rusted out car was in the back area. Then it looked like the house was set up backwards. The opening to the house faced the rusting car out in the field and no door faced the street. It would be the perfect house for Britney and K-Fed if they never became famous. Thus you should have the perfect idea of it's trashiness. She explained that she didn't know the inside was so bad. She just drove by and saw the front of the place.

We then saw two more houses.

Both were very nice. The first one was more "complete" and ready to move in. eg. Nearly everything was in it's place, the counters gleamed, the counters were new, and you could even sit down in the shower. It was a place that was fit to call home. However it just doesn't have "Heart". It was nice but didn't feel like a home.

Then we went to another place. It would be misleading to call it a fixer upper because the first one with the rusty car was called a fixer upper. This place has a AWESOME front area. You walk in and there's stained glass with a rose patter, large windows and windows above you. Walk around the redwood entrance and you see a sunken living room with a fireplace. In the back there's a tiny house, landscaping, room for the dogs. I love the wood beams though out the place.

However most of the awesomeness went into the visible area front area. The house has vaulted ceilings but the hallway is low (it's less than 6 inches over my head) and the bedroom was cut in half. However the bedrooms are fine for most people but I get anxious when I'm in an enclosed area. Knocking out the wall, adding some cut a ways into the hall and removing the vent will alleviate the claustrophobia. There are some exposed wires (but the place wasn't trashed) and we have a large window that presents a security issue.

That said, the place has heart. It's a house for both of us but it's defiantly a house for him. It's a bit strange, quirky, but definitely fun (just like him).

We'd have to get some contractor work but that seems like part of the fun. You get to make the home your own.

So who knows. We aren't in la la land over it. "OMG! I WANT IT!" but it could work. I think more than anything we might be holding off just so we know that we didn't jump into it.

We're still going to see more places.

Just an update.

We saw some favorites and they slipped though our fingers. We expected as much. One thing that we heard over and over was: "Yeah... we lost lots of perfect houses."

So we've looked at many houses. Most are cookie cutter and look just like any other houses. Think of the Twilight Zone where that girl doesn't want to get the operation to look like everyone else. That's what I think about as I see the houses.

However there's been a few gems and we saw TWO recently that we REALLY liked. After debating back and forth, we decided to go with the first of the two. The favorite has 300 more square feet, more roomy, and more fun. More fun means more inviting space, airy layouts, the ability to see much of the house from different standing points. The area upkeep and the neighbors look better at this house anyway.

Unfortunately there's no pool and hot tub at this place but we can put that in later.

So we put in the offer and we're told they have two days to respond.

So let's see what happens!

Oh I forgot. The previous one that we were considering about one month ago (see two post back) had sewer gas, roof rot, non draining tubs, and scorch marks in the fuse box.

Well they accepted our offer. The close of escrow is in one month.

We're waiting to hear back from our Realtor. Then the hiring of the home inspector will start and we'll take it from there.

If there's an Indian burial ground we'll be able to walk (or any other major things if found).

We'll have to buy a fridge, washer, and dryer though.

So it's not done yet but it's close. I hope everything is ok with this place. =)

But at least two months after we get it. It allows us to get the place looking even better.

Here's a quick update on the house.

We're walking... nay... running away from it. There's been too many red flags with the realtor and his friend the lender. Since the BF already wrote what happened, I'll take the laz... efficient route and cut and paste.

Just a FYI, this is one of the rare times he'll curse but I just left it in there.

If you want a condensed version...

Too many suspicious papers inserted into the agreement, the lender found out my friend works for a hated/rival company, then things got worse to the point that we're walking.

Many of you know that I was house hunting. We had hunted for a place, found one, but the realtor wanted me to dump my life savings into it with the rationale of "Sure, you'll be wiped out, but you'll have a house. Isn't that a great trade?" We dropped her as she just seemed stupid and didn't know what she was doing.

After a month of dealing with the next team, they knew exactly what they were doing.

Cue the cliched "It all started out so well...." because it honestly did. The guy investigated and found the first place to be in poor shape. He secured us the paperwork, found us a nice new place in a great neighborhood, found us a mortgage guy who would take us, we got inspected.....

Then the last few weeks went to Hell.

The signs that something is wrong are also cliched in that one starts noticing little things wrong at first. My realtor suddenly became unavailable. I could only talk to his assistant. My requests for anything on the process were all denied, no matter how small or seemingly insignificant. Everything seemed to shift in favor of the bank. My closing date was supposed to be yesterday. The answer of "no problem" in meeting the date led to half-answers and many questions becoming just flat unanswered.

The inspection showed some minor damage to the house. My realtor and mortgage guy tried to make me fix the house on my dime. If I met the conditions, would my loan get approved and would I get the house? Not necessarily, but it would help things. They tricked me into transferring the utilities in my name (water wouldn't allow it as the house was not in my name) because of some story that the bank was turning things off and appraisal needed it. They didn't tell me that should never be my responsibility before close of escrow, and it makes me liable for someone else's house (I got the utilities cut off today, and no charges, so don't worry).

I told them that I will not repair a house that isn't mine if it doesn't help me secure my loan. I told them I would not cover the bank's utility payments. They shot back that I had better because the bank has already lost enough money paying for these things, and they need to be cut a break.

So cover the bank's utilities, and fix the house, no guarantee on the loan, so if I lost the house, the bank could turn around and sell a fully repaired house to someone else.

My realtor could not make himself available to sit with me to review paperwork. I didn't understand some things. They told me to sign anyway. Some papers were completely incorrect, and I pointed out the errors. They told me to sign anyway. I told them they want me to sign things without representation, and why isn't my realtor helping me? They wanted me to sign anyway. And I began to refuse. And they began to get angry.

Not to mention that they started slipping in papers such as pre-payment penalties, and they wanted me to waive my right to the title of the house.

Think about that for a second.

I had to start getting other professionals to run questions past. One of Jen's friends is a mortgage person. My mortgage guy was willing to talk to her, and due to some odd universal quirk, Jen's friend just happened to work at the mortgage company that was apparently my former guy's arch-enemy. I mean, he hated her company, even though she had nothing to do with this "ripping off" he ranted angrily to me about. When I began to call him out on some inconsistencies....

He canceled my loan the next day. No warning. Nothing. This was Wednesday. He told me that I need to shred my documents, and go work with my little friend at the company he hated so much. He reiterated it 2-3 times in the e-mail he sent me. He then told my realtor that I was harassing him. Doing the first work that he has in two weeks, my realtor got my loan reinstated under the condition that I am banned from contacting, communicating with or questioning my mortgage guy. If I did, my loan would be pulled again.

I was stressing. I had to go to the dentist this week because I've starting grinding my teeth so much lately, that I ground the point off a tooth. And other than it being smoothed, it will never be like it was without heavy reconstruction. Jen and I were breaking out in rashes.

Any request I made was denied. They kept trying to nickel and dime me for everything. My loan was in the hands of a person that if I questioned anything in the docs, it would get dropped again. All over knowing a friend that worked at a company he hated. It's all too weird to be just a coincidence. They were there to completely protect the bank (I also found out there is a lot of inbreeding in all of this, so not only would they get money from their intended job position, they had other positions where they had direct conflicts of interest, and my mortgage guy was his own bank (The bank that would be funding my loan). They stood to make a lot of money off of me multiple ways. And they were screaming for me to sign and send back everything quickly without question, and to hand check over check for processing fees, overnight delivery fees.... They wouldn't even give me a straight answer as to when the appraiser would be able to come (he was delayed for three weeks due to the 4th of July holiday), or when a new closing date would be (until I made the mortgage guy unexpectedly flip out).

So I've fought back. They'll find out Monday what I've done (canceled checks, cut utilities, put extra security on my IRA, refused to send the paperwork they called me repeatedly for and demanded today), so I expect Monday to be a real shit-storm.

I've talked to numerous realtors and mortgage people. I've told this story about 8 times to other professionals, and each time, I get shocked looks, and comments about how unethical these people are.

I got a new realtor (the aunt of a friend of mine), and a new mortgage person, who actually teared up and hugged me when I told them this story. Not only are they getting me out of this situation, they are also going to help me file complaints to the boards of realtors and mortgage.

I lost a small bit of money, mostly on the inspection, which I would have had to do anyway. I still have an option to get the same house, but there is suspicion that they have inbred ties to the escrow company. They have their hands in so many cookie jars that if they can get a sucker to comply with their wishes, they are going to make a shit-ton of cash. My new realtor helped me do a background check on those two bozos. What she found... holy...

So the house hunt continues. I was supposed to close yesterday, but the old group kept dragging their feet. My realtor was gone on vacation on the day I was supposed to close. I think he knew this wasn't going to happen. But I will tell you this: I will be taking up a claim, and filing several complaints to every board and corporate office I can. Their behavior has to be stopped, and I now understand how the housing market got into such a position with prime examples such as these two.

This could have been a lot worse. I lost inspection money and the sharpness of a tooth. I could have been screwed for years. But... I didn't.

You know, I'm well aware that nothing simple happens for me, good or bad. But there are some times that I wish that things could just happen in a more "normal" fashion every now and then.

But just to reiterate: I made it through and I'm okay. Exhausted and bummed that I'm not moving into my new place this weekend, but okay.

Also, if all of this sounds way too bizarre, even for me, feel free to ask Jen. She'll verify that everything I've said is in no way an exaggeration.

My tooth is about three paper sheets to long. I have some trouble biting meat. Hand still hurts. I have an appointment with a doctor on Monday to inject a needle into my spine and remove tissue.

Well it will never happen with THAT attitude.  I'm sure if there are people out there who can make themselves look like lizards or tigers with teflon bumps and whiskers and stuff, they can do the spikes and teeth.  The hand might require a trip to Home Depot.

even a few nice house not far from me

Still looking for a house. Today we saw something right out of Fallout. A bomb shelter! We didn't like the house (there's another we liked better) but there was a bomb shelter in the back. A bomb shelter!!!

Or a super villain lair... your pick.

We missed our new favorite by ONE HOUR. The guy at the bank decided to turn in the paperwork after lunch and they accepted the other offer. We asked if there was anything we could do and there doesn't seem to be anything left to do.

Another minor turn.

We found three more houses and bid HIGHER than the asking price. Each one had multiple offers. On two we were the backup offer to the backup offer (or third place). On the other they had 20 offers ahead of us!

From what I understand, some people think we're at the rising point right now so it's a good time to buy a house as an investment since the price has (somewhat) stopped dropping in Vegas. eg. Buy it at the low point and wait a year to sell. So we're competing with more people.

But we're still plugging away!

We'll we did a mental Up Yours to our realtor.

"You're taking too long to find us something. You keep showing us HOA properties (Which we hate). So we're not looking at any more houses."

Well... turns out one we signed before the mental Up Yours was accepted. We were this close to chucking everything and even moving out of Nevada.

After a long long discussion between ourselves and our friends we just barely choose Nevada over Florida. Yep, we were going to move again. 
However we've decided to accept their acceptance and we might be getting a house here after all.

So I guess let's hope we get this house! It's a fine house and it has a kitchy 70's feel to it. =) And if we close early enough, we'll get that $8,000 kiss from President Awesome for first home buyers.

This of course happens as we unpack everything while giving out a mental Up Yours to the realtor. So everything goes back into the boxes.

HAAAAAA!!!

"There's a RED MARK on your report!"

Us: There is? What kind?

Them: "Well... you guys were just about to close on a house a few months ago but didn't (DeutchNational Bank increased the price on us and we walked). They want to know WHY you didn't close. It looks suspicious."

As stumbling blocks go... this one seems fairly minor. Let's hope this isn't a weird sort of deal breaker.

I was really lucky with house hunting, we were looking at places that were close to derelict or in need of major major upgrades because they were all that was in our budget.  Then we stumbled upon a house at fixed orice the old lady was desperate to sell because of the upkeep, huge garden, three bedrooms and sound all within our megre budget.  Just keep hoping, you'll get the right place eventually.

(http://www.blogcdn.com/www.greendaily.com/media/2008/06/flowershop.jpg) It's a little cozy, and a bit of a fixer-upper, but I think a guy who's fairly handy, and a woman's touch of course, could make it something you could live with (in). Best of all, I'm sure it's in your price range, (theoretically, it's in everyone's price range.)

Well that bank approved the appraisal. It appraised for 7K less than the going price. The house we originally wanted appraised for 11K less and the bank didn't like that. The deal went though and they raised the price by 20K.

THIS house seems to be going forward. I hope so. I'm so tired of looking for houses.

Edit. We might close on the 30th of this month. We were worried because we wanted to get the 8K tax credit but President Awesome extended it.

I hate updating this because what we know doesn't always seem to be reality.

However... we're further along than we've ever been.

We submitted our balance and as far as we know...

All that's needed is to get the underwriter to accept, do the final walk though, submit the final check and get the keys.

But we thought we were close before so who knows?

I have a 50/50 success ratio with the predictions so I can't give guesstimates on what'll happen.

Staying positive though.

After this is over... it's off to the Tiki Lounge to drink.

Holy Heck! It works!

We got a call from the loan officer and the Realtor. The loan's approved and the Realtor said we could pick up the keys next week! So both people gave us confirmation on separate calls.

They cashed the check / released the money. All that needs to happen is for the county to "record it".

Could we actually be done????

The realtor basically said yesterday.... "Ah... _____ it. It's done. Here's your key."

I'm a bird in the hand sort of girl. I'll wait to celebrate 100% when it's recorded.
